Luxury homes can be more challenging to sell, but Pat has a few thoughts on the matter.

Hi, this is Pat Schindele, I’m a broker with Keller Williams Yellowstone properties in Billings, Montana. I often tell my sellers if they have a luxury home,  that they will be seeing more days on market. That is because the buying pool is smaller.

As you will see on the chart, the average days on market is typically 57 for the non-luxury days on market, 

and yet your luxury homes are running 60 to 80 days on market, on average. So that’s not to be a surprise if you’re putting your home on the market and you’re in, say the 600 to 2 million range.

So when planning to sell your home, we want to make sure that you leave enough time ahead of your plans for getting that home sold. You might want to put the home on the market a little sooner   than you normally would.

And… Always listen to your agent, as your agent will be running a regular check on the activity within your marketplace. Often times I will check to see, if we have not had any activity in the first 45 days, what homes did sell that were in my price range, slightly below, or slightly above, with similar bedrooms, baths, amenities, square footage, etcetera.  People with luxury homes sell for a number of reasons.

In today’s market, a lot of people are moving if they are experiencing job change, many people want to get to one level living as they  get older. They may be in a lot larger home than  they need and they need to downsize into   maybe a patio home maybe a townhome. Like myself, I have a large home, and I have two girls,  both of them are now out of the house and raising families, and so… I am sitting in a very large home that I need to sell soon. So I’m a lot of help when people ask me these questions, as I’m experiencing it too.

If you find yourself in this category, you need to call and talk to   your respective broker about all of the options  as to what you can accomplish if you put it on   the market now versus later. This is actually a very good time to sell a luxury home. We are seeing those sell quicker than they have in the last two years, and that’s encouraging. It’s important to make sure it looks the best it can.

We typically will do it by appointment, so that my seller can make sure the home looks its best when people come through. People that  are buying a luxury home tend to have more discerning taste and will be turned off by small things.

So when marketing a luxury home, I usually will hire a professional photographer   to come in as the photos really matter. If I have a vacant home, I will either do staging, or I will do virtual staging. Some people like the virtual staging because it helps to be able to see a house that’s empty, but then also see what it will look like when it does have furniture in it.
